Thinking of Moving

Hi there. My partner and I are thinking about moving to a smaller town (I live in NYC); it is just a bit too hectic and loud for me here. The town we move to would need to be somewhat gay-friendly, with several colleges and or universities within driving distance, and some sort of arts scene in town. We would like to start a theatre company where we move! We don't have a ton o' money, so the cost of living can't be too crazy. We would love to live some place where the 4 seasons are apparent...we both grew up in Florida, and the heat there was just too much for us. We would like a friendly town. 

I would love to hear from some of you. Any suggestions?
